Why location matters

Every city builds differently

The same earthwork scope can carry different requirements a few miles apart. Grading permit thresholds, tree protection sizes and mitigation formulas, and stormwater design criteria are set city by city across Dallas-Fort Worth.
Stormwater is a good example. NCTCOG recognizes Fort Worth, Irving, Plano, Frisco and Denton as iSWM Silver communities and Arlington at the Bronze level, while cities such as Dallas, McKinney and Carrollton design to their own manuals. Any site disturbing an acre or more also needs coverage under TCEQ’s Construction General Permit.
The ground changes too. Much of the metroplex sits on Blackland Prairie clay, which the Texas Water Development Board describes as having very high shrink-swell potential that limits building site development, while western and northern areas shift toward the Grand Prairie and the sandier Cross Timbers.

Do you work outside the cities listed?

Yes. If your site is in or around the metroplex, it is usually in range. Send the address and we will confirm.

Do local rules change the price of site work?

They can. Tree mitigation, permit timing, pre-construction meetings and stormwater design criteria all affect scope and schedule, which is why we confirm them for your address before we quote.

Do I need a TCEQ stormwater permit?

If the project disturbs one acre or more, or is part of a larger common plan of development that does, it needs coverage under TCEQ’s Construction General Permit and a stormwater pollution prevention plan.

How do North Texas soils affect site work?

Much of the metroplex sits on Blackland Prairie clay with very high shrink-swell potential. Building pads and paving subgrades usually need moisture conditioning, stabilization or select fill as the geotechnical report specifies.
